Terms and Conditions for High Oatfield Bed & Breakfast
By making a booking with High Oatfield Bed and Breakfast, you agree to the following terms and conditions. These policies are designed to ensure the comfort of our guests and the protection of the local wildlife in Lochdon.
Booking and Payments
- 2026 Room Rate: The standard rate is £105 per room, per night, inclusive of an organic continental breakfast.
- Minimum Stay: We require a minimum booking of three nights for all stays.
- Deposit: A 20% non-refundable deposit is required at the time of booking to secure your reservation.
- Payment Methods: We accept payment via card, BACS, or cash. Specific BACS details will be provided upon booking.
Cancellations and Refunds
We understand that plans can change unexpectedly. Our cancellation policy is as follows:
- Cancellations 2+ Days Before Arrival: A charge equal to the first full night of the stay will be required. This fee may be negotiable if we are able to re-book the room for the duration of your stay.
- Cancellations Less Than 2 Days Before Arrival: A charge equal to the full booking amount, less the initial 20% deposit, will be requested.
Arrival and Departure
- Check-out Time: We kindly ask that you vacate your room by 10 am on the day of departure. This allows us sufficient time to service the rooms to our high standards for incoming guests.
- Arrival: Please contact Jen to discuss your expected arrival time. We advise against using Satnav to locate the property; please refer to our specific driving directions.
House Policies
- Adult-Only Establishment: High Oatfield is an adult-only Bed and Breakfast.
- No Pets Policy: To protect our resident wildlife—including our garden hedgehog and ground-nesting birds—and our livestock, we are unable to accommodate pets.
- Environmental Stewardship: We ask guests to respect our eco-conscious ethos and the surrounding natural habitat of Lochdon.
Wildlife and Nature
While High Oatfield is a known wildlife hotspot for Sea Eagles, Hen Harriers, and Red Deer, sightings are subject to nature and cannot be guaranteed. We are not liable for the absence of specific wildlife during your stay.

Great location; very close to Inchnure ferry port and easy access for the rest of Mull. Lovely views from the bedroom; highland cattle for company every day and spectacular sightings of white tailed sea eagles and other birds through the binoculars.Delicious homemade breakfast delivered to our bedroom every morning. Our host, Jen, was super friendly and knowledgeable about places to visit on Mull and gave us a really good recommendation about where to best spot otters 🦦- we did end up seeing them! Her 3 gorgeous collie dogs were an added bonus and we enjoyed a nice cuddle with them every morning. The rooms are both large and very comfortable with great views. The B&B is in a great location not far from Craignure ferry port. Jen is very friendly and full of good advice on where to eat, where to spot wildlife etc. We saw 3 red deer stags very near her property on our first night. A real treat. Van heel onze rondrit in Schotland was deze B&B de allerbeste! Wat hebben we genoten van de rust en het prachtige plekje bij het raam waarbij je van een prachtig uitzicht kon genieten. Mike en Jen zijn hele fijne mensen en geven goede tips. Alles is tot in detail verzorgd en de ruime kamers geven je de nodige bewegingsvrijheid. Jen und Mike sind so liebevoll und hilfsbereit, geben einem jede Menge Tipps und stehen einem jederzeit mit Rat und Tat zur Seite. Die Umgebung ist atemberaubend und paradiesisch. Das Frühstück wird jeden Morgen vors Zimmer gestellt, die Eier sind von eigenen Hühnern und das Toast selbstgemacht. Das Zimmer ist sehr geräumig, gemütlich und sauber. Breakfast was served in the room. Jen and Mike are lovely people and always open to a chat, what we enjoyed very much. They have an answer to every question and have great recommendations. Room was a great size and loved the view out to the highland cows! Delicious breakfast (especially the homemade granola) delivered to the room and great friendly hosts who happily shared advice on what to see and where to eat. Thank you for a great stay!
